The 21st century has so far presented multiple challenges to the real estate industry, notably a housing boom and rising property values in the early 2000s, followed by economic decline, mortgage defaults, and a very unsettled market place that has only recently begun to stabilize. Determining property values depends more than ever on professional expertise, competence, the best use of technology, and a commitment to approaching the pricing assignment from all pertinent perspectives. This course is specifically designed to help residential real estate agents and brokers enhance their skills in pricing properties, creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values. As real estate professionals gain more understanding pricing properties and CMAs, they can effectively function in their role in the valuation process.

Access to the Internet appears to be the ultimate source of information. But not everything on the internet is true. Today’s licensees need to know where to go for reliable sources of information and not just use crowdsourcing. By compiling a list of resources, learning how to search and providing accurate information to clients and customers will be a benefit to all parties. The course will cover both government sources and REALTOR® resources.

3 CE HR  Defining & Understanding Competency- #43475

Agents and brokers are required to be competent in performing their duties as agents. This competency is tied directly to their fiduciary duties. Both the Texas Real Estate Commission (TREC) and the National Association of REALTORS Code of Ethics state that agents must be competent. TREC has gone even farther and required license holders to be competent in the geographic area and in the type of property. This class will go over the definition of competency. Additionally, the students will learn about the requirements set forth for brokers too versee their agents and verify that the agents are competent. Finally, students will learn the resources for them to become competent. By gaining this knowledge, the agents and brokers will be able to better serve consumers.

3 CE HR Whose Job is it Anyway?- #43475

The real estate transaction is very complicated with many different professionals involved. Each of those professionals have a different job. When license holders are working with customers and clients, it is important that these consumers understand that each of these roles are different and important to the transactions. To make a transaction proceed smoothly and reduce risk to all parties, these activities and who the person is that performs these activities must be clearly defined and explained. Resources will be provided for use by both the consumers and the license holders.

2 CE HR  Stay in Your Lane- #45042

This course by Candace Cooke will help agents and brokers their obligation to represent their clients to the best of their ability. TREC provides guidelines for the license holders to make sure they are competent. However, often an agent or broker may step outside of their competency to take care of a favorite client. This course will discuss how to make sure you stay in your lane and represent your clients appropriately. Additionally, the students will learn about current disciplinary cases and the consequences from swerving outside of the appropriate area.

2 CE HR Timelines, Why Dates and Deadlines are Important- #45022

This course by Candy Cooke will help agents and brokers understand what happens when the parties sign the offer and insert the effective date. It seems that a clear schedule has been set. Then the “What Ifs” start. Each part of the contract introduces new areas that could create issues for all parties involved. Utilizing the promulgated One to Four Family Residential Contract, students will become familiar with the different paragraphs that may require some problem solving to help their clients purchase the property.

The purpose of this course is to address the regulatory aspects of the management, operation and supervision of a real estate brokerage firm in Texas. The course provides an understanding and working knowledge of the law of agency, planning and organization of business entities, requirements for written policies and procedures, records retention and control, advertising, recruitment and training of agents, and the anatomy of a complaint filed with Texas Real Estate Commission (TREC).

Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees to complete this 6-hour broker responsibility course to renew a license. Any licensee may take this course. Additionally, a sponsoring broker may, by policy, require certain licensees and employees to take this course.

This course will help agents set up settings to reflect your information in the Onehome program. Course will also go over the in and outs of the displays and features this program has to offer to your clients to ensure you and your clients have the best home buying transaction experience.

The purpose of this course is to familiarize the real estate licensee with the paragraphs within the One to Four Residential Contract. This discussion takes a closer look into common errors, the meaning and use of each paragraph, and how to properly fill out the contract. After this course, participants will leave with a better understanding of the One to Four Residential Contract, commonly used addenda with the One to Four Residential Contract and the impact of the various provisions. With an emphasis on housing assistance and land purchase financing, as these are the benefits most real estate agents will be working with when assisting a veteran. Housing, Land and home improvement processes are described in the course. Also covers marketing techniques for connecting with veterans. Course will provide real estate professionals the tools they need to understand mortgage options for serving the Texas Veteran looking to buy a home or purchase land. The course is designed for those without a financial background in the "nuts & bolts" of VA and other financing programs for veterans in order to effectively communicate with veteran buyers and sellers.
