This targeted three-hour course designed for real estate agents who are looking to expand their professional capabilities in real estate investment. We will provide agents with a foundational understanding of real estate investment, equipping them with the necessary tools to transition from agents to savvy investors. Participants will learn to ask critical questions before making any investment, utilize essential financial metrics and formulas to evaluate investment opportunities, and understand the tax implications of their investment decisions. The course also delves into practical aspects of real estate investment such as analyzing property expenses, weighing the pros and cons of property management, and exploring various financing strategies. By the end, agents will be able to apply these skills to identify profitable investments, manage investment risks, and optimize their investment portfolio over time.

From Home page, go to the Input tab and click on Input
Under Listings, go to the “Quick Modify” section and enter your MLS # and edit
In Select Form you will go to Open Houses.
You will enter the date of the tour you want your home on.
Time will be from 9:00 am to 11:00 am.
Active status is “YES”
Under Open House Type, it is very IMPORTANT to make sure you pick “CARAVAN” (This is the only way we can find it to enter your property on the tour).
Under Comments, please put which tour (New Braunfels, San Marcos or Seguin) you want it on and any other additional comments you’d like.

Course description |
The purpose of this course is to address the regulatory aspects of the management, operation and supervision of a real estate brokerage firm in Texas. The course provides an understanding and working knowledge of the law of agency, planning and organization of business entities, requirements for written policies and procedures, records retention and control, advertising, recruitment and training of agents, and the anatomy of a complaint filed with Texas Real Estate Commission (TREC). Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees to complete this 6-hour broker responsibility course to renew a license. Any licensee may take this course. Additionally, a sponsoring broker may, by policy, require certain licensees and employees to take this course.

This course provides a foundational blueprint of all of the elements involved in opening, managing and growing a real estate company. Topics include understanding key factors when opening a real estate office. How to indentify strenghts, weaknesses, opportunities, and threats to yoursellf and local marketplace. Also identify and learn to set measurable goals plus develop a vision and mission statement for your business.
