The course will focus on contracts and addenda relating to residential property. This will be a basics course and will begin with offer and acceptance and basic contract formation. This course is essential and relevant to real estate license holders as it explores the most frequently used contract in Texas real estate transactions: the TREC one-to-four family residential resale contract. License holders will learn how to advise clients to complete the contract allowing for the most protection for the clien as well as the agent. Real estate agents will be able to apply the knowledge they learn from this course directly to their real estate business when explaining the contract, its parameters, and its intent to clients.
This is highly encouraged for all new MLS subscribers.

This course covers the Condominium contract and addenda. The questions and agent should ask, things to watch out for in a condominium transaction, and potential hurdles to overcome. There are many factors to consider when buying and selling condominiums, as more cities in Texas look at VMU (Vertical Mixed Use) as an option for zoning, Texas may very likely see more condominiums.

With an emphasis on housing assistance and land purchase financing, as these are the benefits most real estate agents will be working with when assisting a veteran. Housing, Land and home improvement processes are described in the course. Also covers marketing techniques for connecting with veterans. Course will provide real estate professionals the tools they need to understand mortgage options for serving the Texas Veteran looking to buy a home or purchase land. The course is designed for those without a financial background in the "nuts & bolts" of VA and other financing programs for veterans in order to effectively communicate with veteran buyers and sellers.

The 21st century has so far presented multiple challenges to the real estate industry, notably a housing boom and rising property values in the early 2000s, followed by economic decline, mortgage defaults, and a very unsettled market place that has only recently begun to stabilize. Determining property values depends more than ever on professional expertise, competence, the best use of technology, and a commitment to approaching the pricing assignment from all pertinent perspectives. This course is specifically designed to help residential real estate agents and brokers enhance their skills in pricing properties, creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values. As real estate professionals gain more understanding pricing properties and CMAs, they can effectively function in their role in the valuation process.
The goal of this course is to equip the real estate license holder with pertinent information to enable them to price properties appropriately whether it’s for listing or making offers. It will provide greater understanding of the CMA’s to help the real estate license holder become more comfortable with the process of selecting appropriate property comparisons; how to make adjustments and where to go for quality information to ensure the most accurate assessment when calculating adjustments. Help enhance skills in creating accurate property valuations, reducing risk, and applying alternative valuation methods to properties under consideration.

The purpose of this course is to address the regulatory aspects of the management, operation and supervision of a real estate brokerage firm in Texas. The course provides an understanding and working knowledge of the law of agency, planning and organization of business entities, requirements for written policies and procedures, records retention and control, advertising, recruitment and training of agents, and the anatomy of a complaint filed with Texas Real Estate Commission (TREC).
Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees to complete this 6-hour broker responsibility course to renew a license. Any licensee may take this course. Additionally, a sponsoring broker may, by policy, require certain licensees and employees to take this course.
