Course Description:
This vital day provides an in-depth view of agency relationships which are the foundation of serving any client in any transaction. Importantly, this day aims to increase your awareness of your role and your broker's, and how the two work together and support one another. It addresses the requirements for both presenting the choices available for an agency relationship, as well as disclosing existing agency relationships. It examines the fiduciary duties required of agency and how they relate to both buyer and seller representation. And, it discusses intermediary relationships and the rules that apply.

This course will discuss specific sections of the International Property Maintenance Code (IPMC) that directly impact the habitability and maintenance of residential rentals. Agents will be able to recognize physical property issues affecting habitability of residential rentals and be able to assess if the property may fail IPMC inspection. Upon completion of the class attendees will be able to recognize IPMC violations which are the basis for local building code enforcement.

Instructors will show how to apply the historical background information about the general land office to their practice. Also covered are negotiations, including identifying and applying the styles and principles of negotiation, conducting effective negotiations, managing multiparty negotiations, and identifying cultural influences on negotiations.

Floods are the most common and most destructive natural disaster in the United States. A high percentage of all natural disasters involve flooding, and many areas of the country have experienced floods or flash floods in recent years. Damage from flooding is not covered under a standard homeowner's policy. Flood insurance is a special policy that is federally backed by the (NFIP), the National Flood Insurance Program, and available for homeowners, renters and businesses. The National Flood Insurance Program aims to reduce the impact of flooding on private and public structures. It does so by providing affordable insurance to property owners and by encouraging communities to adopt and enforce floodplain management regulations.
