Course description |
The objective of this course is to instruct real estate agents in the fundamentals of real estate contracts and addenda. This course covers the fundamentals of real estate contracts and addenda, those promulgated or produced by the Texas Real Estate Commission and those produced by the Texas Association of REALTORS®. The course will focus on contracts and addenda relating to residential property. This will be a basics course and will begin with offer and acceptance and basic contract formation.
This course is essential and relevant to all real estate license holders as it explores the most frequently used contract in Texas real estate transactions: the TREC one-to-four family residential resale contract. License holders will learn how to advise clients to complete the contract allowing for the most protection for themselves as well as the agent. Real estate agents will be able to apply the knowledge they learn from this course directly to their real estate business when explaining the contract, its parameters, and its intent to clients.

Go to Matrix.ctxmls.com
Enter your User ID and Password
From Home page, go to the Input tab and click on Input
Under Listings, go to the “Quick Modify” section and enter your MLS # and edit
In Select Form you will go to Open Houses
You will enter the date of the tour you want your home on.
Time will be from 9:00 to 11:00 am.
Active status is “yes”
Under Open House Type, it is very IMPORTANT to make sure you pick “CARAVAN” (This is the only way we can find it to enter your property on the tour).
Under Comments, please put which tour (New Braunfels, San Marcos or Seguin) you want it on and any other additional comments you’d like.

Perhaps you also belong to a trade association connected to the real estate business that has a code of conduct and you see that as a requirement for engaging in the business. There is more to your requirements than a trade association expectations. It is every license holder’s responsibility to know and operate under the current
laws applicable to their license. The course covers the requirements Texas law places upon all license holders regarding ethical conduct when facilitating a real estate transaction.

This course by Ginger Unger is designed for residential agents or any person involved in commercial real estate at a more advanced level. Participants will be able to grasp the concept of why the promulgated forms are not utilized on all commercial transactions. Agents will be introduced to Letter of Intents that have been drafted by Brokers and Attorneys alike. Course will provide information and direction to ensure an agent will be able to decipher when an Attorney or Broker drafted LOI will be required and more suitable for the commercial transaction at hand.

2022 has had some interesting changes that have challenged agents and brokers. We know that we must place the clients interests ahead of our own. We need to understand the relationship between brokers and agents when dealing with clients. As tax assessments have rolled out, agents and brokers need to understand the relationship between assessments and tax rates and pass that information on to their clients. Course description |
This session examines current hot issues based upon changes in guidelines, policies, and procedures from TREC, TAR, state, and/or or federal sources. Potential topics include RESPA changes and how they affect current transactions; changes in licensing laws, including adult education; how to properly price their listings, negotiate price reductions, and effectively close reluctant buyers. Knowing how to handle these issues will help agents raise the bar in terms of customer service, agent reviews, conflict resolution, and risk management.
