Today’s licensees need to know where to go for reliable sources of information and not just use crowdsourcing. By compiling a list of resources\, learning how to search and providing a ccurate information to clients and customers will be a benefit to all part ies. The course will cover both government sources and REALTOR® resources.

\nAgents and brokers are required to be competent in performing their d uties as agents. This competency is tied directly to their fiduciary dutie s. Both the Texas Real Estate Commission (TREC) and the National Associati on of REALTORS Code of Ethics state that agents must be competent. TREC ha s gone even farther and required license holders to be competent in the ge ographic area and in the type of property. This class will go over the def inition of competency. Additionally\, the students will learn about the re quirements set forth for brokers too versee their agents and verify that t he agents are competent. \nThis course by Candace Cooke will help agents and brokers their obli gation to represent their clients to the best of their ability. TREC provi des guidelines for the license holders to make sure they are competent. Ho wever\, often an agent or broker may step outside of their competency to t ake care of a favorite client. This course will discuss how to make sure y ou stay in your lane and represent your clients appropriately. Additionall y\, the students will learn about current disciplinary cases and the conse quences from swerving outside of the appropriate area.
\nThis co urse by Candy Cooke will help agents and brokers understand what happens w hen the parties sign the offer and insert the effective date. It seems tha t a clear schedule has been set. Then the “What Ifs” start. Each part of t he contract introduces new areas that could create issues for all parties involved. \nAccess to the Internet appears to be the ult
imate source of information. But not everything on the internet is true. T
oday’s licensees need to know where to go for reliable sources of informat
ion and not just use crowdsourcing. By compiling a list of resources\, lea
rning how to search and providing accurate information to clients and cust
omers will be a benefit to all parties. The course will cover both governm
ent sources and REALTOR® resources.

Agents and brokers are required to be competent in performing their duties as agents. This competency is tie d directly to their fiduciary duties. Both the Texas Real Estate Commissio n (TREC) and the National Association of REALTORS Code of Ethics state tha t agents must be competent.
