This course is an in-depth look at the Federal Fair Housing Act as its provisions pertain to the real estate professional. Whether engaged in listing, sales, leasing, or property management, the course explores the areas of law related to the Fair Housing Act applicable to the day-to-day encounters of the real estate agent and potential impact on real estate transactions.

This course will inform the licensee of the recent changes to contract forms by both the Texas Association of REALTORS® and the Texas Real Estate Commission. This course teaches the proper use and completion of these forms and provides a comprehensive view of the types of documents available for use in real estate transactions. Also how form changes will affect a real estate licensee and the manner in which business transactions are done. The purpose of this course is to familiarize the real estate licensee with the new revisions to the forms need to conduct a real estate transaction. They will also learn how to handle updates and changes to contracts and other related documents and addenda. This course will provide insight regarding the impact of contact revisions on the transaction and the ability to negotiate the deal.

The 89th Texas Legislature addressed several important issues affecting real estate statewide. Related legislation has been signed into law, including SB 2349 (effective Sept, 1, 2025) and SB 1968 (effective Jan. 1, 2026). These bills directly impact consumers and licensees. This course is designed to address these changes to the Texas Real Estate Licensing Act and bring awareness to licensees who are the boots on the ground working with buyers and sellers in a dynamic and changing real estate environment.

However, since the advent of buyer agency and the emphasis on training how to be an effective buyer representative, it has become apparent we can no longer assume seller agents have the same level of effectiveness. The Seller Representative Specialist course is a 16 hour course designed to take a new agent to an accomplished level sooner and an already successful agent to an even higher level of competency. It focuses on the skills necessary to properly represent a property owner, including agency, marketing, and servicing the client.
